The information contained in this document is confidential and has been prepared by The British Land Company PLC (and its affiliated companies) (together “British Land”) for the purposes of design, procurement and construction of developments. It is only to be shared on a strictly need to know basis solely for evaluating, advising on or furthering the purpose or for a professional appointment relating to the purpose.

Our policies assist you in managing British Land developments and provide you and our supply chain with the tools to deliver sustainability throughout our developments.

These documents enable us to deliver our sustainability strategy which is built around four focus areas of Wellbeing, Community, Futureproofing and Skills and Opportunity, which address major social, economic and environmental trends to create value for our stakeholders and the wider society.


Achilles

Achilles Building Confidence accreditation is required by all contractors working on projects over £300,000. Suppliers who subscribe to Achilles BuildingConfidence will undergo an audit to assess their capability, competence and compliance in line with the relevant audit protocol. The purpose of the audit is to validate pre-qualification questionnaire face-to-face with an auditor, and identify areas for business improvement and risk reduction.

Circular Economy

Full Circle, Full Potential is our approach to the Circular Economy. It is a guide for how projects should implement circularity principles from Stage 0-1 onwards to maximise the potential for material reuse and ensuring materials maintain their highest value for longer.

Component Standardisation

Credit 360 Online Reporting

Sustainability data is provided by the site teams on our developments monthly, quarterly and annually through automated data requests from cr360. This data is reviewed at least quarterly by British Land or a specialist consultant and is reported in internal and external reports.

Energy Metering and Energy Management System Strategy

This document is for the guidance of energy management systems design within mixed use commercial office buildings for British Land and is relevant to new build, significant refurbishment or extension projects.

Enhanced Building Energy Model (EBEM)

Where stipulated within the Project Sustainability Brief, an Enhanced Building Energy Model (EBEM) will be undertaken as part of the project delivery with models completed and reported at RIBA Stage 2 and 4.
The aim of the Enhanced Energy Model is to provide early evaluation of the building’s performance, test and evaluate different HVAC & Controls options, design and test capability for off-axis scenarios to be accommodated with minimal loss in system efficiency and provide energy performance prediction and benchmarking data for each meter to be installed within the building.

Environmental Management System

This is a Management System (EMS) Framework, which ensures:
  • all environmental impacts associated with our development projects are managed effectively and consistently
  • compliance with the objectives set out in our Sustainability Policy
  • alignment with this Sustainability Brief for Developments and ISO 14001.

The EMS applies to all developments managed by British Land which exceed £5 million in construction value. We are accredited to ISO14001:2015 for the management of our development projects through Stages 0 – 6. We support our development teams and encourage improvement through performance monitoring and periodical reviews.
A number of sample audits are performed on British Land's development portfolio each year which will cover Planning (RIBA Stage 0-2), Design (RIBA Stage 3&4), or Construction and Handover (RIBA Stage 5&6).
Each project will be audited at least once over the lifetime of the project. All projects will be audited at construction phase. 

ICT Strategy Design & Construction Guidelines

This guide provides the ICT Strategy for the building and should be read in conjunction with the Smart Buildings Design Guide. This should be used within the early stages of the design to inform connectivity requirements and system specifications.There is a separate guide for small works with Meraki.

In Building Cellular Guide (IBCG)

British Land recognises the need for good in building cellular coverage that supports both the tenants and landlords' demise. It is proposed that this workflow forms part of the Smart Building enablement carried out by the Smart Building Consultant.

Material Schedule 

This schedule should be provided to the architect and design team for review and to inform the design. It should be updated in the project specific Sustainability Brief and provided to the Principal Contractor to ensure that the schedule is adhered to throughout the construction phase.

Office Design Guide 


Office Developments - This Guide outlines British Land’s requirements for new offices. It has been assembled for the professional consultants and contractors who design and build our offices. In line with our management procedures it should be adapted for each building. This document is not intended to be publicly available or issued directly to potential occupiers. Office Fitout Guide

The guide provides information in respect of fit-out design and materials; it does not override the Lease. Information is given to assist "The Occupier" in preparing their fit-out proposals for British Land's approval and provide advice on fit-out procedures including site management arrangements during the fit-out. The guidance intends to support delivery of a fit-out that meets the Occupiers needs and supports the efficient management of "The Building" for the benefit of all occupiers. These guides are project specific and should be approved by the British Land Project Director.

Procurement Policy & Guidance


British Land takes a commercially responsible approach to all its investment decisions. We encourage innovative approaches to Procurement activities to ensure that we continue to deliver Places People Prefer. We champion a consistent company-wide approach to Procurement to ensure quality is maintained and business efficiencies are optimised.The purpose of this policy is to set out the procurement principles to which all employees of British Land should adhere. Additional guidance notes are also included at the back of this document.This document has been developed to explain how British Land expects our requirements to be incorporated into construction procurement. Smart Building Design Guide

This Guide should be issued to the design team for review and to inform the project approach to ‘smart’. It will require the appointment of a smart building consultant to coordinate the design and should be implemented at the earliest possible design.

Soft Landings / Aftercare Plan


Aftercare is the term used for a set of strategies that seek to ensure the building occupants get full value from the premises, and the asset performs well for its owner/occupiers.

A project specific Soft Landings/Aftercare plan should be developed at Stage 1 and reviewed and signed off with the BL Sustainability Lead before moving on to Stage 2.

Whole Life Carbon

All projects should calculate and minimise embodied and whole life carbon emissions, and demonstrate the actions taken to reduce both construction and life cycle carbon emissions and therefore we require Life Cycle Analyses (LCA) to be undertaken on each project.
