Sustainability Brief

Targets need to be agreed with the Sustainability Manager at Stage 1 Preparation and Brief.

Material Schedule

This schedule should be provided to the architect and design team for review and to inform the design. It should be updated in the project specific Sustainability Brief and provided to the Principal Contractor to ensure that the schedule is adhered to throughout the construction phase.

Office Design Guide

Office Developments - This Guide outlines British Land’s requirements for new offices. It has been assembled for the professional consultants and contractors who design and build our offices. In line with our management procedures it should be adapted for each building. This document is not intended to be publicly available or issued directly to potential occupiers. Office Fit Out Guide

The guide provides information in respect of fit-out design and materials; it does not override the Lease. Information is given to assist "The Occupier" in preparing their fit-out proposals for British Land's approval and provide advice on fit-out procedures including site management arrangements during the fit-out. The guidance intends to support delivery of a fit-out that meets the Occupiers needs and supports the efficient management of "The Building" for the benefit of all occupiers. These guides are project specific and should be approved by the British Land Project Director.

This document is for the guidance of energy management systems design within mixed use commercial office buildings for British Land and is relevant to new build, significant refurbishment or extension projects.

This guide provides the ICT Strategy for the building and should be read in conjunction with the Smart Buildings Design Guide. This should be used within the early stages of the design to inform connectivity requirements and system specifications.There is a separate guide for small works with Meraki.

Network Services Design Guidelines

This document is to provide guidance on British Land’s expectations of the network services infrastructure to be delivered at Practical Completion of an office development, whether it is a new build or a refurbishment. It extends the delivery and sign off and should be issued along with the ICT Strategy Design guide

In Building Cellular Guide (IBCG)

British Land recognises the need for good in building cellular coverage that supports both the tenants and landlords' demise. It is proposed that this workflow forms part of the Smart Building enablement carried out by the Smart Building Consultant.

Credit 360 Online Reporting

Sustainability data is provided by the site teams on our developments monthly, quarterly and annually through automated data requests from cr360. This data is reviewed at least quarterly by British Land or a specialist consultant and is reported in internal and external reports.

Soft Landings/Aftercare Plan

Aftercare is the term used for a set of strategies that seek to ensure the building occupants get full value from the premises, and the asset performs well for its owner/occupiers.A project specific Soft Landings/Aftercare plan should be developed at Stage 1 and reviewed and signed off with the BL Sustainability Lead before moving on to Stage 2.
